GTA Real Estate Market Update – August 2026

Is the Market Starting to Turn?

The Greater Toronto Area real estate market has been challenging for both buyers and sellers over the past couple of years. Higher borrowing costs, affordability concerns and increased inventory caused many buyers to remain on the sidelines.

However, recent numbers suggest that the market may be entering a more balanced phase.

Sales Activity Is Improving

According to the Toronto Regional Real Estate Board (TRREB), 6,770 homes were sold across the GTA in June 2026, an increase of 9.4% compared with June 2025. At the same time, new listings decreased by 12.9% year-over-year.

This combination of improving sales and fewer new listings could gradually reduce the negotiating advantage buyers have enjoyed.

Buyers Still Have Choices

Despite improving activity, this is not the aggressive seller's market we experienced several years ago.

TRREB's 2026 outlook expects elevated inventory to continue giving buyers negotiating power, particularly in the condominium market. TRREB forecasts the GTA average selling price for 2026 between approximately $1 million and $1.03 million.

For serious buyers, the current environment can provide opportunities to negotiate on:

  • Purchase price
  • Closing date
  • Financing conditions
  • Home inspection conditions
  • Other terms of the offer

The key is to focus on value rather than trying to predict the exact bottom of the market.

Interest Rates Are More Supportive

The Bank of Canada maintained its policy interest rate at 2.25% on July 15, 2026.

More stable borrowing costs can help restore buyer confidence, although mortgage qualification and affordability remain important considerations.

What Does This Mean for Sellers?

Today's market requires a different selling strategy.

Simply putting a property on MLS® and waiting for multiple offers may not work. Buyers have choices and are comparing properties carefully.

For sellers, pricing correctly from the beginning is extremely important. Overpricing can cause a property to sit on the market longer and may eventually result in price reductions.

Good presentation, professional marketing, realistic expectations and understanding comparable recent sales can make a significant difference.

What Does This Mean for Buyers?

For buyers who have stable income, sufficient down payment and the ability to comfortably carry a mortgage, this market deserves attention.

Waiting for prices to fall further also carries a risk. If buyer confidence improves while listings decline, competition could increase again.

Instead of asking only, "Is this the bottom?", buyers should consider:

Can I comfortably afford this property, and am I buying it at a reasonable value for my long-term plans?

The Canadian Market Is Also Stabilizing

Nationally, CREA reported that June 2026 home sales increased 0.5% from May, while the national average selling price was 0.5% higher than a year earlier. The MLS® Home Price Index remained 3.6% below the previous year, showing that prices have not recovered evenly across markets.

CREA's latest forecast expects the national average home price to increase approximately 1.1% in 2026, while Ontario is expected to experience a decline of less than 1%.

Looking Ahead

The GTA market appears to be moving toward stabilization rather than experiencing a sudden rebound.

For the remainder of 2026, the important factors to watch will be interest rates, inventory, affordability, employment and buyer confidence.

There may be opportunities on both sides of the market. Buyers can benefit from choice and negotiating power, while realistic sellers can position their properties to compete effectively.
